What a new septic tank, a replacement, a sewage treatment plant and a drainage field typically cost in the UK, with an estimator that also works out the tank size and drainage field area the Building Regulations method gives. Prices read November 2026. A guide, not a quote.

What moves the price

The drainage field
Often the biggest variable. Slow ground means a longer field; ground that fails the test means a treatment plant or a mound instead.
Access
A digger, a muck-away lorry and a crane or HIAB for the tank all need to reach the hole. Narrow lanes and back gardens add days.
Ground conditions
Rock, a high water table or running sand need extra excavation, pumping, or a heavier concrete surround.
Distance and fall
Long pipe runs from the house, or an outlet uphill of the tank, can mean a pump chamber and its running cost.
The old system
Emptying, breaking out or lifting an old brick or concrete tank, and taking away contaminated soil from a failed field.
Paperwork
Building control fees, a SEPA registration in Scotland, or an Environment Agency permit where the rules cannot be met.

Running costs after installation

A septic tank has no running cost beyond emptying, which the general binding rules in England expect at least once a year, typically £120 to £350 a visit. A treatment plant adds electricity and a yearly service; one maker puts the total at £350 to £800 a year. Use a registered waste carrier for emptying; you can check one on the public register.

Official fees

  • England: no registration or fee for a system meeting the general binding rules; an Environment Agency permit carries a charge.
  • Scotland: SEPA registration of a new small discharge, £198.55.
  • Wales: registration with Natural Resources Wales is free.
  • Building control: fees are set by each council; ask yours. See the septic tank regulations.
Where these prices come from

Installed prices are typical ranges from published UK price guides, autumn 2026: two UK trade cost guides updated in April and September 2026, a second trades marketplace guide, and a treatment plant manufacturer's homeowner cost page. We summarise them in our own words and do not name the firms. Official fees are from the regulators' own pages, read November 2026.

Questions about cost

How much does it cost to install a septic tank in the UK?

Published UK guides put a new septic tank with a drainage field at about £4,000 to £10,000: roughly £2,500 to £5,000 for a small system on easy ground, rising to £10,000 or more for a large tank with a long field.

How much does a septic tank replacement cost?

About £4,000 to £6,000 where the existing drainage field still works, and £6,000 to £10,000 or more where the field is replaced too.

How much does a sewage treatment plant cost?

Installed, typically £6,000 to £12,000. One maker puts whole projects, including groundworks and the outlet, at £8,000 to £15,000, and yearly running costs at £350 to £800.

How much is a percolation test?

Guides put a site survey with a percolation test at £250 to £500. Some installers include it in the price of the job.

Is VAT included in these prices?

The guides we used rarely say. Ask every installer to quote on the same basis, including or excluding VAT, so you can compare them.

Are there grants for replacing a septic tank?

There is no general national grant for homeowners in England, Scotland or Wales at the time of writing. Some catchment schemes and farm funds have helped in particular areas, so ask your council or the regulator if you are near a protected river.
